Our Guide to East Dulwich: boutiques, delicatessens, tranquil village-living just south of the Thames

Whilst it may seem far from The City, East Dulwich Station can get you to London Bridge within 15 minutes. This tranquil pocket of the capital boasts a village-like charm partnered with a strong feeling of community spirit.
At its heart lies Lordship Lane, a picturesque tree-lined high street which is home to a lively mix of cafés, restaurants and independent shops & boutiques. This, along with its housing stock, makes it a hugely desirable place to live for young professionals and families alike, who are drawn by the area’s charming Victorian architecture.
East Dulwich is also home to the impressive Dawson’s Heights, a striking and iconic part of the south London skyline. This mid-century social-housing development was designed by the acclaimed architect Kate MacIntosh and nicknamed ‘The Battleship’ due to the two blocks’ resemblance of war ships passing by in the ocean.
Cafeine Fix & Brunch, Restaurants and Pubs
Lordship Lane is one of the main attractions when moving to SE22, it’s got every amenity (and more!) that you could ever dream of. Independent patisseries & bakeries, coffee shops, lively pubs and classy restaurants.
If you’re a foodie, looking for great food that you don’t need to cook or perhaps just some lively atmosphere in the evening, East Dulwich has you covered. For incredible Italian sit-down dining visit Rocca or Olivelli. For Japanese, Yama Momo is sensational with a great atmosphere. If you’re looking to grab a quick bite to eat or something a bit more comforting, Yard Sale Pizza or Chilli & Garlic are great options for pizza and mediterranean cuisine respectively.
Looking for somewhere to enjoy a lively evening or pub lunch? Try the East Dulwich Tavern on Lordship Lane, The Herne Tavern on Forest Hill Road or perhaps The Actress on Crystal Palace Road. These are some of our favourites and offer great food, drinks and a lovely atmosphere!!
Great choice for families
For those thinking of starting a family or for families that are looking to set down roots, East Dulwich has outstanding education options which remain one of its strongest draws. Dulwich is renowned for its remarkable state and private schools, including Dulwich College, JAGS, Charter North & Charter East, Harris Academy Primary, Heber Primary, just naming a few. The strength of these schools attracts families from across London to move to this peaceful area.
There’s a number of green spaces within walking distance wherever you are in East Dulwich. Residents enjoy easy access to Dulwich Park, Peckham Rye Common and Park and Cox’s Walk –which o er everything from woodland walks, cycling routes, picnic spaces and family-friendly days out.
For commuters, regular train services from East Dulwich Station can get you to London Bridge within 15 minutes, multiple times an hour.

I’m a big morning person so I love pastries and brunch. Kanella & Co is a family run, independent coffee shop serving great coffee and tasty pastries! If anyone loves a chai latte as much as me, Spinach has hands down, the best chai latte I’ve had the pleasure of tasting. For a great breakfast, Golden Yolk (Grove Vale) is simply superb, their chorizo and scrambled eggs are to die for.
For a drink with some great atmosphere, two of my personal favourites include the East Dulwich Tavern & The Castle, The Palmerston is also a notable mention too!
In addition to being a morning person, I’m also a massive foodie. The range of places to eat in East Dulwich is extraordinary. Evi’s offers fresh and organic Greek food and is a real hidden gem located on North Cross Road. Kokum located on East Dulwich Road offers an unforgettable Indian dining experience and if you’re after one of the best burgers you’ll ever have in your life, you’ll need to try MEATliquor.
