The best of New Cross & Telegraph Hill: zone 2 city living surrounded by period architecture
Telegraph Hill, a close-knit community surrounded by protected period heritage, just moments from the hugely diverse and effervescent New Cross. Links into London, green spaces & an animated nightlife scene.
Grungy Glamour meets leafy-village living, the juxtaposition that just works. New Cross & Telegraph Hill, stunning period architecture in Zone 2 that brings together the older crowd with the younger crowd.
The housing stock in SE14 is reflective of the gentrification that New Cross is (and has) been going through – period heritage meets modern living. On the one hand you’ve got streets lined with gorgeous Victorian terraces and bigger, more imposing Victorian semi-detached and detached homes within Telegraph Hill Conservation Area. Only moments from away from this slice of British architectural history, you’ve got trendy modern developments that are increasing in numbers, year on year.
At its core, New Cross is trendy, vibrant, creative and has somewhat of a young energy which derives from Goldsmiths University. The Telegraph Hill Conservation Area attracts a slightly older crowd and could be described as a small ‘urban hamlet’. With a great park, larger family homes, setback from all the hustle and bustle, this tranquil corner of SE14 is a refreshing slice of family life & tranquillity in zone
2.
New Cross offers its residents an eclectic mix of casual dining spots, fast and frequent links into London, historic pubs and great nightlife options. Telegraph Hill has a completely different vibe, with quiet elegance, a community led cafe, farmer’s market and open green spaces.
Restaurants, Pubs and Nightlife
It’s up for debate that New Cross is one of the greats when it comes to casual dining spots. If you’re in the mood for a pizza, The Pizza Room is a must try. It has a great range of pizzas; sides and the tiramisu is simply brilliant. For a great sit-down meal with cocktails, Papi’s Grill Restaurant & Bar on New Cross Road serves up great West African cuisine and is worth a visit. Beirut Canteen is a local favourite and for good reason, serving up sensational Lebanese food.
One thing that isn’t scarce in SE14 is great pubs, as a matter of fact, it’s one of the highlights. Try the Royal Albert, Rose Pub & Kitchen or The Amersham Arms which are all on New Cross Road and o er vastly di erent experiences but all boast great pub food and drinks.
Looking for atmosphere? Don’t worry, New Cross has got you covered. The Amersham Arms is renowned for being a great night out with DJs, stand-up comedy, live bands and more. The New Cross House has a huge beer garden and o ers great vibes in the summer. The Fat Walrus is also a notable mention too.

The most notable green space in SE14 is Telegraph Hill Park. The park is split into two sections, upper and lower, divided by Kitto Road. The upper portion of the park has magnificent views of London and is dog-friendly, whilst the lower has access to a number of amenities including a play park and tennis & basketball courts. On a Saturday, in the lower section of the park by Erlanger Road, you’ve also got the Telegraph Hill Market which is a delightful experience with lively atmosphere, fresh produce and artisan foods.
