The Process When Letting Your Property with VICIS NOVA

As a marketing-led estate agency, we do more than just provide you with a free property valuation. Alongside providing you with a valuation, we also provide insight as to what can be done to help you maximise the rental income for your property. Booking a market appraisal & consultation for your property.
Before our appointment, we’ll conduct thorough research and utilise our market knowledge to help you understand what we think your home is likely to let for. We’ll go through our research with you on our appointment, also discussing what you could do to make your home as attractive to prospective tenants to enable you to maximise your rental income. Finally, we’ll provide you with a bespoke marketing strategy based on your motivations and timeframes.

Formal Instruction & Pre-Marketing Discussion
Once you’ve confirmed to us that you would like to instruct us to let your home, we’ll have another meeting, either in person, online or on the phone, to go through all the intricacies of your home that we’ll include as part of our marketing package. At this stage, we’ll also advise you of all the compliance needed to get your property marketing ready. This includes: necessary anti-money
laundering checks, signed contracts, valid EPC (Energy Performance
Certificate).

Marketing Appointment
We don’t believe in rushing perfection. On the day, before the first photo is taken or the first scene is shot, we can help you stage your home to ensure it looks magazine-worthy. Once we’re all completely happy with how your home looks, we’ll work with our videographers to create an engaging walkthrough tour that beautifully captures your home, helping buyers envision their life behind your front door. We’ll also have our professional
property photographers conduct the photography of your home and draw up the floorplan.

Approving The Marketing & Listing Online
Post Marketing Appointment, we’ll work behind the scenes on all of the marketing material for your home – bringing the vision to life. Once finished, we’ll send everything over for your approval. If you’d like to make any suggestions or want any tweaks to be made before launch, this is the time to let us know. Once approved, we’re live! This is where we showcase your home, listing online via both social media and Rightmove.

Pre-Qualifying Tenants, Conducting Viewings & Keeping You Informed
We work strictly by appointment only. Before booking a prospective tenant in to view your property, we will vet them to ensure they are serious and have the credentials to be able to rent your property. We’ll always confirm beforehand with you, or your tenant, whether a viewing is able to go ahead. Once confirmed, you’ll receive a notification via our client app and also by email (if your property is currently tenanted, your tenants will receive the same confirmation too). We accompany all potential tenants when showing them around your property. After every viewing, we obtain their feedback and pass this onto you. Throughout our time marketing your home, we’ll consistently be in touch to discuss traction & trends, market insights & data, alongside transparent feedback received from those who we’ve spoken to about your property.

Receiving & Discussing Offers
All offers we receive, both verbally and in writing, will be relayed to you via our client app or call, and will be followed up in writing. We’re happy to provide you with our thoughts and recommendations on the offers received too.

Offer Accepted & Next Steps
Great news, we’ve secured you a buyer at an offer amount you’re happy with. From this point we’ll liaise with all parties, including solicitors from both sides, to progress the sale towards an exchange of contracts. As we near being in a position to exchange contracts, we’ll advise when you should begin arranging for movers, house cleaners, sorting out utilities and discuss the plan of action for key handover on the day of completion.

Move-In Day & Property Management
On ‘Completion Day’ aka the day the sale is due to complete, we’ll check in with the solicitors to confirm the funds have been transferred. Once we’ve received the news the sale has completed and that we can release keys from the solicitors, we’ll deal with the logistics regarding the handover of keys!
